Staging tips for selling your home with Main Place Real Estate

One of the most important things about staging is removing clutter. We recommend following the 50% rule. Often when you look at a mantel or a shelf, it contains many decorations, such as collectibles and items picked up while traveling. But when staging your home, it’s a good idea to remove about half of these elements. So if there are five or six things, remove three and keep the remaining two.

Another important thing to do is to clean your coffee table. A nice coffee table book or a simple display is good! But having five different remotes for all the electronics isn’t the impression you want to give, even if it’s more convenient for you. Focus on the goal: to sell your home.

When thinking about how people will see your home, lighting is very important. If you can keep the blinds open to let in plenty of natural light, that’s great. Also, make sure your lamps and ceiling lights are updated. I appreciate some of the yellow lights, or you can use white lights if you prefer. The important thing is to make sure they match – all white or all yellow.

Another thing to keep in mind is walking space throughout your home. Sometimes you can have an extra chair or another comfortable loveseat or table next to your TV chair. Again, while this is fine with you, you’ll want to open up pedestrian areas to ensure there’s a clear path for potential buyers. You may need to condense some spaces even if it’s not the most convenient compared to the TV. Also, make sure you don’t have furniture that’s too big for the space. You may need to take that oversized comfy couch to the garage to set the scene for your living room.

A rug is an easy way to really improve the feel and warmth of your home. If you have hardwood floors, an area rug can enhance a space, especially if your dining room and living room meet. Putting a rug in the living room can help define this space. Another nice touch to put in living rooms is indoor plants, whether fake or real. Having a basil plant, succulent, wreath or something like that gives a very inviting and warm natural look.

You probably hear this a lot when it comes to staging, but neutral colors are so important. We love purples, greens, blues and oranges, but when it comes to selling and showcasing your home, it’s very important to be neutral. Some light tans, light grays and soft whites allow the buyer to imagine themselves in the space.

The last tip is clean, clean, clean, clean. Don’t forget the tops of ceiling fans, around light fixtures and under lamp shades. In fact, people check out these places because they believe it’s an indication of how well someone is taking care of their home. So clean, clean and clean again!
