Two new businesses proposed for construction on Delaware’s east side Preakness Way are heading to the Delaware City Council for final approval after Wednesday’s meeting of the Delaware Planning Commission.

During the meeting, the committee heard proposals for combined preliminary and final development plans for Falvo Dental and Cats Only North, a veterinary clinic specializing in feline care. The businesses will be adjacent to 517 and 529 Preakness Way, which are on the east side of Glenn Parkway and directly south of Crownover Way.

The proposed dental practice would span 6,233 square feet by 1.04 acres, while the adjacent 1.26 acre site would make way for a 3,692 square foot veterinary practice. Each property would have a curb on Preakness Way for direct access, and both sites should have cross access between plots to facilitate better access to the whole development.

For the Cats Only North facility, an internal access reader would wrap around the building to facilitate picking up and dropping off animals when guests need to avoid using the main entrance at the front of the building .

Although the access road to Preakness Way does not have direct access to Glenn Parkway, the city has stated, in accordance with previous agreements, that if warranted, a traffic light may be installed at the intersection from Glenn Parkway and Peachblow Road and at Glenn Parkway at the northernmost access point for the West Belmont Subdivision.

A total of 52 parking spaces have been approved for the two developments under the proposal.

Both locations are part of an outer parcel of the Belmont Place subdivision, the initial residential sections of which were approved for development in 2014. The planning commission and city council approved a final subdivision flat for the five commercial lots on the remaining 12.89 acres as part of Belmont Place Section 8 in June 2020.

Previously, the Delaware City Council approved a combined preliminary and final development plan for Goddard School to build a daycare center on 1.76 acres of the outer lot in May. If the current proposals are granted final development plans, the southernmost parcel of the outer lot would be the last parcel to be developed.

Both proposals will now go to City Council for first readings and potential approval.
